This is my preliminary marketing plan which is part of my customized listing presentation for a prospect seller in particular.

When you bought your home, you probably used the services of a real estate agent. You found that agent through a referral from a friend or family member, or through some sort of advertising or marketing. The agent helped you in many ways and eventually you found the house of your dreams, made an offer, closed the deal, and moved in.
For whatever reason, now it is time to sell your home and you need a real estate agent again. Many home sellers, especially those selling their first home, tend to think all agents are similar to the one that helped them buy their home.
Although real estate agents can (and do) work with both buyers and sellers, most tend to concentrate more on one than the other. They specialize. When you bought your home, you probably worked with a "selling agent" - an agent that works mostly with buyers. Because of the nature of real estate advertising and marketing, the public's main image of the real estate profession is that of the selling agent.
As a result, many homeowners expect their listing agent to do the same things that a selling agent does - find someone to buy their home. After all, they do the things you would expect if they were searching for buyers. A sign goes up in the front yard. Ads are placed in the local newspaper and real estate magazines. Your agent holds an open house on the weekend. Your house is proudly displayed on the Internet.
But this is only "surface" marketing. More important activity occurs behind the scenes. After the "for sale" sign goes up and flyers are printed, your agent's main job is to market your home to other agents, not to homebuyers.
This is my primary marketing plan for your townhome as follows:
1- Premium MLS listing
MLS (Multiple Listing Service) is the system that all Realtors use to post homes for sale. We go extra mile to upload the maximum of 30 pictures and vivid descriptions of each photo.
2- “Just Listed” Announcement for your neighbors.
One of the best sources of buyers are your neighbors. A few weeks after your home is listed, we will mail a full color flyer to each of your neighbors announcing the listing of your property. They will spread the world.
3- Virtual Tour
Our graphic designer will create a personalized virtual tour of your home to create interest in buyers. The more ways we can showcase the attributes of your home the stronger the market reaction. You can also email the link to your friends or include in your social media sites.
4- Aggregate Real Estate Websites
The popularity of third party websites that draw information from the MLS has exploded in recent years. The volume of visitors grows exponentially every year. Sites like Zillow, Trulia and Realtor.com are statistically the first place buyers start searching for a new home. Your listing will be submitted to all of the top sites, including your Premier placement on Zillow the largest real estate site.
5- Beach Agent Contacts
We will personally contact the most active Realtors in the beach market. The same agents consistently list and sell the best properties on the water and beach homes. Speaking with them one on one can significantly increase showings on your home.
6- “Insta Search” Profile for your home
We will set up an automatic search on the MLS which win keep you up to date on new properties, price changes or status changes on your competition. You will know what's going on with the competition in order to make decisions fast. Competitive residences for sale can either help or hurt our marketing efforts. Knowing the changes win keep your property out in front.
7- South Florida Oceanfront and Beach Homes current buyers
Every person currently using us to buy a property will get an Eflyer of your property. Our data base has a large pool of potential buyers that are currently looking in the South Florida Beach area. Each one will be contacted when your property goes live on the MLS.
8- Social Media
No marketing plan in the year 2014 would be complete without social media. Your listing will be posted to Facebook, Linkdin, Google + and more. You can link your property website or include the virtual tour we provide in your own personal social media. We will help get your contacts buzzing about your property.
9- Zillow Listing
Zillow is the Number One real estate website on the Internet by a wide margin. Your property will be featured to maximize the exposure and speed up the sale.
10- Contact Schedule
Perhaps the biggest complaint with any real estate transaction is the communication issue. We want you to be aware of what is going on with the sale of your property. You will get a weekly update from us regarding showings, marketing campaign launches and competition analysis. This way we can react accordingly and get your property sold faster.
11- Coral Shores Realty In-House E-Mail
All 600+ agents in the local Coral Shores Realty offices will receive an Eflyer for your property. Fellow agents try hard to sell each other's listings within a company. Many of our fellow agents also target the beach area, so they are a great . source of buyers.
12- Showing Method.
Determining showing time windows and preferred methods for agents to view is very important. The easier the unit is to view, the more showings we will get. The most showings come from vacant listings that are easily accessible on lockbox but as your townhome has a very unique code entrance, I will show personally your home interior with the collaboration of my business partner in Real Estate as soon as a potential buyer will contact for showing instructions.
